Our Research Process and Methodology

Overview of DMM research methodology: maintains a 17,550+ shopping-center inventory with tenant, owner, and contact data; refreshes ~90% of records annually and updates tenants/contacts daily through outreach (phone, email, direct mail), publications, online research, and events; GIS creates property geocodes/geofences and adjusts boundaries for site changes; ongoing verification focuses on ownership, redevelopment, and expansions while noting occasional gaps due to rapid market changes

For more than 40 years, Directory of Major Malls (DMM) has delivered trusted, on-the-ground intelligence on shopping centers, malls, retail destinations, and Nodes across the U.S. and Canada—helping teams move faster and act with confidence.

By specializing in projects beginning as small as 35,000+ sq. ft., we’re covering open-air centers (strip, community, power, off-price, lifestyle, specialty, and mixed-use formats), hybrid centers, and enclosed malls—maintaining tenant rosters, anchor store status and square footage, ownership, primary property contacts, identify renovation/expansion plans, apply market area demographics and segmentation profiles .

As of May 2026, DMM includes 17,550+ center listings, 367,208 tenants, and 52,624 primary contacts—giving you one of the deepest datasets available for this segment of retail real estate.

We refresh approximately 90% of records each year, add hundreds of new centers annually, and update tenant locations and property contacts throughout each day. Multiple outreach campaigns validate changes directly with owners/developers and authorized agents—supported by direct mail, phone interviews, email, industry publications, PR contacts, online research, and in-person industry events.

GIS experts create new geocodes and geofences and adjust them when site changes occur at properties already inventoried in the DMM dataset. Careful attention is paid to applying accurate boundaries specific to the property and the associated tenants and outparcels.

While our goal is 100% confirmation, ownership changes (the most frequent update driver), redevelopment, expansions, renovations, and acquisitions can occasionally limit source-verified updates—so our research continues year-round to close any gaps.
