Beyond Malls: 38+ Years of Comprehensive Shopping Center and Tenant Intelligence

Historical shopping center and mall data available from Directory of Major Malls / ShoppingCenters.com. (1990 thru 2025)

For nearly four decades, DMM has been meticulously documenting the ever-changing landscape of retail real estate across North America. Our extensive archives contain thousands of major shopping center and mall listings, encompassing hundreds of thousands of tenants, contacts, and location details that span multiple market cycles.

This isn’t just a database—it’s a living chronicle of retail evolution. From community centers to super-regional malls, power centers to emerging lifestyle/mixed-use destinations, our comprehensive coverage extends far beyond conventional definitions.

Whether you’re analyzing vacancy patterns, identifying market saturation, conducting void analysis for underserved areas, or predicting future trends, our historical data provides the foundation for strategic decision-making.

Coming Soon in 2026: Retail Nodes

With the addition of Retail Nodes in 2026, we’re expanding our scope to capture even the smallest retail clusters that influence local markets, ensuring you have the complete picture of retail dynamics in any geography.

NOT just malls. The DMM data set coverage has always included retail projects far beyond the conventional “mall”.  Properties are classified into the follow categories:

  • Community Center – approx. 50,000 – 499,999 sq. ft. in size
  • Regional Center – 500,000-999,999 sq. ft. in size
  • Super-Regional Center – over 1 million sq. ft. in size
  • Power Center – usually open-air in design and with 3 or more big-boxes
  • Value Retail/Outlet – Tenants are predominantly outlets, discount, off-price retailers
  • Entertainment – Focus on themed entertainment and restaurants, theaters, attractions, with more limited retail
  • Lifestyle / Specialty / Mixed-Use – usually open-air & anchor-less with an upscale mix of tenants. May also include mixed-use combination of retail, office, residential, hospitality, event venue and others.
  • Retail Nodes (NEW in 2026) : Either an individual retail site or a small clusters of independent retail locations, that are not necessarily under a single shopping center name and/or possess significant gross leasable area (GLA), though not enough to qualify as a DMM Shopping Center.

Counts indicated in the graph above include both operating projects as well as those which are planned/under development. The “DATEOPENED”  field in the dataset may be used to filter out existing projects vs. planned projects from the datasets. Release date is based upon a January release and therefore is culmination of research finalized at the end of the previous year.

Why is Historical Data Useful? Historical data on shopping centers and retail store locations is often analyzed for “look-back” review”,  to predict future trends and performance. Further integrating with third-party data, analysts can retail saturation studies to identify overserved markets and void analysis to find underserved areas. This information also helps evaluate market changes, vacancy patterns, population demographics, mobile visitor traffic metrics, and other important factors. Economists and retail analysts use this historical data for reviewing past performance, building predictions, and planning strategic market expansion.

Mobile visitor observation,  tourism metrics along with trade area and segmentation data are available going back several years to provide insight as to the change, or consistency of markets around shopping centers historically. Custom analysis is available with these elements and more.
